About Germantown Ohio

Germantown is a suburb of Dayton Ohio located about 14 miles southwest of the city of Dayton with easy access along state route four. It is about a 21-minute drive from Germantown into downtown Dayton.

The town of Germantown is much quieter and more relaxed as compared to the downtown area of Dayton with a population of 5,502. The median home value of Germantown is $135,000 and the median rent is $837 both of these are below the national average prices currently. About 75% of those living in Germantown own their home. This town ranks in the middle for the cost of living as compared with all other suburbs of the state of Ohio.

Germantown History

Germantown was established in 1804 and currently attributes its name to the German-speaking settlers from Berks County in Pennsylvania that founded and developed the area from the start. Philip Gunckel who was the only member of the first founders that spoke English is recognized as the founder of Germantown. He chose the location of a grist mill and laid out the original town plan in 1814. Today the Gunckel plan maintains its 19th and early 20th century buildings and is recognized as a historic district and is also on the national register of historic places.

There is a rich history in Germantown for producing alcoholic beverages, especially whiskey. The cigar industry has a deep history in the area as well. In 1847 the Mudlick Distillery was a big contributor to the commerce of Germantown with an output of 30 barrels of whiskey a day at the time it was the largest in the country. At one point in time Germantown was home to 12 cigar warehouses and five tabacco factories which were the area's largest employer until the 1970s. 

Today Germantown is a popular area for its historic downtown buildings and wagon wheel style street system. Many people love to visit the By-Jo Theater which has been open since 1926 located on N. Main St. It is a fun historic setting to enjoy new movie releases on the weekends.

The public schools of Germantown are part of the Valley View School District which ranks in the middle of all public schools in the state of Ohio. Niche.com ranks the school district in the high 100s out of over 500 suburban school districts in Ohio. Many of the individual schools serving Germantown rank above average. Some of the schools that serve this area include Valley View High School, Valley View Junior High, Valley View Intermediate School, Valley View Primary School, Miamisburg Middle school, and Miamisburg High School.
